Texas Rule You Should Know
Texas generally requires a licensed mold assessor and a licensed mold remediator when a contractor cleans up visible mold covering 25 contiguous square feet or more. The Texas Department of Licensing and Regulation (TDLR) licenses these professionals, and you can look up a licensed mold assessor or remediator through the TDLR website before hiring one.
Signs of Mold on Drywall
- Dark spots or patches, often black, green or white
- A musty, earthy smell that does not go away
- Drywall that stays damp days after a leak was fixed
- Discoloration spreading beyond a water stain
- Allergy-like symptoms that ease when you leave the house
- Peeling paint or wallpaper with staining underneath
Measuring the Area
A 25-contiguous-square-foot area is roughly a 5-foot by 5-foot patch. Several smaller patches of mold in the same room can add up to that size. We measure before we start, so you know which path applies to your situation.
What We Do for Small Areas, Under 25 Sq Ft
- Contain the area so spores do not spread to the rest of the home
- Remove the moldy drywall and any wet insulation behind it
- Clean the framing and surrounding surfaces
- Fix or flag the moisture source so mold does not return
- Rebuild with new drywall, texture-matched and primed
What Happens for Larger Areas, 25 Sq Ft or More
We do not clean up mold at that size ourselves. We will tell you plainly, point you to a licensed Texas mold assessor and remediator, and rebuild the wall once they have finished and cleared the area.
How It Works
- Inspect and measure. We look at the mold and measure the affected area.
- Tell you which path applies. Under 25 sq ft, we proceed. At or above it, we refer you to a licensed pro first.
- Fix the moisture. The water source has to be fixed before or during the work.
- Remove and clean. For small areas, we take out moldy board and clean the surrounding area.
- Rebuild. New drywall, texture-matched and primed.
Why It Matters
Mold on drywall does not go away on its own, and painting over it does not kill it or stop it from spreading behind the new paint. Removing the moldy material and fixing the moisture source is the only way to actually solve it.
What It Costs
Price depends on the size of the moldy area, whether insulation also needs replacing, and how much drywall must come out. Larger jobs require a licensed mold professional first, priced separately by them. We give a written estimate for our portion of the work.
Mold Risk in Rockwall Homes
Rockwall's humid summers create conditions where mold can start once drywall stays damp for more than a day or two. Homes near Lake Ray Hubbard and older sections near Downtown Rockwall with aging plumbing see this most often.
