- Sections that sag, flake or fall off

- Patches that no longer match the rest of the ceiling
- Peeling or loose texture after a leak
What the Repair Includes
- Checking the ceiling and the area above for moisture
- Removing damaged texture and any soaked drywall behind it
- Hanging new drywall if the board is damaged
- Finishing the seams
- Re-applying popcorn texture and blending it into the surrounding ceiling
- Stain-blocking primer so the old stain does not return
Important: Older Popcorn Ceilings
Popcorn ceilings in homes built before the 1980s may contain asbestos. Do not scrape, sand or drill into an older popcorn ceiling until it has been tested by a certified lab. If your home is older, tell us when you call. We will talk with you about testing before any work starts.
How It Works
- Inspect. We check for water, loose board and the age of the home.
- Fix the source first. A leak above the ceiling has to be repaired and dry.
- Remove the damage. We take out ruined texture and board.
- Rebuild. We repair the drywall underneath.
- Re-texture. We apply popcorn texture and blend it into the old ceiling.
- Prime and clean up.
Why Popcorn Texture Is Hard to Match
Popcorn texture has size, thickness and color that change with age. A new patch can look whiter or flatter than the old ceiling. We match the grain and blend past the edge of the repair. Painting the full ceiling after repair gives the most even result.
Popcorn Removal or Repair?
If you want the whole ceiling smooth, removing popcorn is a different job than repairing it. We can repair damaged sections. If you want to remove or skim the whole ceiling, tell us when you call so we can discuss testing, cost and the best finish.
What It Costs
Price depends on the size of the damage, whether drywall behind it needs replacing, ceiling height, and whether the whole ceiling will be painted for color match. We give a written estimate before starting.
